Overall, the area is set to undergo significant changes, with the existing factories being replaced by residential housing and various public facilities such as a school, shops, a medical centre, and a playground. At present, the Norbiton area is located south of a river, with farmland situated across the river to the north. The central feature of the current layout is a roundabout, connected by two roads leading to the east and the south. The entire area is occupied by industrial buildings (factories), and no residential or community facilities exist.
In the proposed development, the entire industrial area will be replaced by housing. Residential buildings will be built around the central roundabout and along the roads. On the eastern road, a school will be constructed at the far end, and a playground will be added just north of this path. A new, smaller roundabout is planned for the southern road, with a medical centre placed between this and the central roundabout. Shops will be built on the western side, replacing several current factories. Finally, a new bridge will be constructed over the river, linking to additional housing on the north side, and the farmland will be relocated further east.
