I guess what's charming about some old houses is the historic architectural style, which can be unique and attractive when made of wood or particular stones. But the downside of living in an old building is that it often has many issues, such as plumbing and electrical wiring, which can be expensive to maintain.

Task Response

The answer is relevant to the question and touches upon both advantages and disadvantages. However, it could benefit from more detailed elaboration on both aspects. Expanding on the advantages by mentioning other potential benefits, such as character, location, or potentially larger spaces, would strengthen the response. Similarly, providing more specific examples of maintenance issues beyond plumbing and electrical work would enhance the discussion of disadvantages.

Fluency & Coherence

The answer is coherent and mostly fluent. There is some hesitation and unnatural phrasing ('what's charming with some is...'), but the overall message is clear. Improving fluency would involve smoother transitions and more natural sentence structures. Consider pausing slightly more strategically for better pacing.

Lexical Resource

The vocabulary is adequate and mostly accurate. Words like 'charming' and 'architectural style' are well-chosen. However, more precise language could elevate the response. For example, instead of 'many issues,' specifying the types of problems would be beneficial. Expanding on the types of stones or wood used would also enrich the vocabulary.

Grammatical Range & Accuracy

There are some grammatical inaccuracies. The sentence 'But the downside of living in an old building is it often make many issues...' is grammatically incorrect. The use of 'make' instead of 'has' or 'presents' shows a lack of precision. While the overall message is understandable, improving grammatical accuracy is crucial for a higher score. Focus on subject-verb agreement and correct tense usage.
