At present, Islip town centre has a simple layout with a main road cutting through it horizontally. Shops are located on both sides of this road, with housing to the north and south. There is a school in the southwest area and a park in the southeast corner. The surrounding area is described as countryside.

Following the proposed development, the main road will become a pedestrian area, with shops still present on both sides. A new dual carriageway will encircle the town centre. In terms of new facilities, a bus station will be constructed in the northern section, next to which a shopping centre and car park will be built. New housing is planned to replace some existing housing to the west of the park, though the park itself will be retained. The school will remain unchanged in its location. Additionally, the new development will include a pedestrian-only zone in the central area, making it more accessible for people on foot.
